Full refurbishment of vacant industrial unit

The project:

Background:

Following competitive tender we were awarded the refurbishment of the mid-terrace light industrial unit at Earl Haig Road which involved comprehensive upgrades to both the external and internal structures. The project aimed to modernise the facility for future industrial use while adhering to strict safety standards. The building featured masonry elevations, light steel trussed roofs clad in asbestos cement sheeting, and cast in-situ concrete floors.

Scope of works:

  • Overall Refurbishment:
    • Extensive internal refurbishment.
    • External refurbishment.
    • Yard refurbishment.
  • External Works:
    • Safe removal of asbestos-containing roof sheets and roof lights.
    • Installation of a composite panel roofing system.
    • Upgrade of rear and partial front elevation with high-performance cladding.
    • Render repairs on the front elevation.
  • Internal Works:
    • Redesign of office layout.
    • Warehouse floor screed removal.
    • Warehouse floor shot-blasting.
    • Warehouse floor repairs and decorative finish application.
    • Mechanical and electrical system upgrades.
    • Installation of energy-efficient LED lighting.
    • Replacement of office heating system.
    • Update of fire alarm system.
    • Repainting and decoration of office and warehouse areas.
  • Yard Works:
    • Resurfacing of the yard area.


Challenges:

The project faced several unique challenges, requiring strategic planning and careful execution. Managing asbestos removal was a critical challenge, as the building contained hazardous materials within its roof and other areas. Lochlie Construction worked with a licensed asbestos removal contractor to ensure the safe removal of these materials. This required meticulous planning to avoid disrupting other construction activities and to ensure the safety of site personnel as well as the neighbouring properties. 

Operating within the busy Hillington Industrial Estate added complexity, as the surrounding area remained operational during the refurbishment. To minimise disruption, Lochlie Construction implemented robust site security measures, maintained clear communication with neighbouring businesses, and developed traffic management strategies to control vehicle movements within the estate. 

Logistics management was also key, with careful coordination of material deliveries and waste removal to prevent congestion and interference with surrounding businesses. Just-in-time delivery schedules were utilised to minimise on-site storage, reducing the risk of delays and ensuring smooth project progression. 

Health and safety compliance was paramount, given the project’s complexity. Lochlie Construction prepared detailed risk assessments and method statements to ensure all work adhered to HSE guidelines. Regular safety briefings and inspections helped maintain a secure working environment.
