Reinstatement Works to Tenement Block Following Major Fire
The project:
Background:
Following a major fire in 2021, we were appointed to deliver the reinstatement works in the summer of 2023. The scope of works was comprehensive due to the extent of the fire and the length of time which had passed since the fire. We appointed an experienced Site Manager to oversee the works, supported by our Construction Director, with our in-house trade teams in place to deliver the majority of the works.

A notable feature of the project was the installation of specialist internal wall insulation by Ecological Building Systems, designed and selected for its’ superior heat retention qualities. The majority of works were delivered by in-house trades, with the support of approved specialist sub-contractors for roof works, rot works, EWI and sandstone repairs. All of these subcontractors were pre-approved and appointed via our subcontractor approval process.
Challenges:
The challenges on this project were common to these types of works, for example, inclement weather impacting during the roof replacement works, and the challenge of material increases since the tender period. We worked closely with the client and Design Team to manage these challenges, and respond with agility to any perceived risks to the project. Our Senior Quantity Surveyor worked hard in engaging with our supply chain to minimise the material increases and identify any lead time risks that may affect the project. Our Site Manager led in engaging with the local community as the works period progressed, providing newsletter updates and visiting the local school to give the schoolchildren a presentation on construction work and site safety, with the opportunity to try some PPE for themselves.
