July Round-Up: Restoration, Regulation, and the Power of In-House Delivery
This month, the conversation across Scottish construction has centred on rapid regulatory shifts, industry sustainability, and the critical importance of operational capability over simple capacity. From retrofitting our own headquarters to celebrating outstanding team achievements, here is a look at what we’ve been up to, what we’re thinking, and where the sector is heading.
Navigating Scotland’s Changing Energy Standards
The UK construction sector is undergoing a clear transformation: developers and commercial landlords are shifting away from new builds to focus on restoring, refurbishing, and repurposing existing properties.
However, bringing older structures up to modern net-zero standards presents distinct technical challenges. With Scotland’s updated building regulations introducing strict Heat Retention Ratings (HRR) and moving toward Passivhaus-equivalent airtightness standards, compliance requires deep thermodynamic expertise.
Rather than just advising clients, we are actively retrofitting Lochlie HQ to meet these exact Net-Zero standards – installing advanced insulation, airtightness systems, and efficient heating to gain real insights. Additionally, we have prioritised streamlining our self-delivery model, eliminating the risk of juggling multiple contractors and positioning ourselves as one single, accountable point of contact.

Repurposing Spaces & Transforming Lives
This month, we looked back at two standout projects that showcase the technical capability and versatility of our specialist divisions:
Commercial Transformation: Earl Haig Road
To highlight the strength of our specialist Steel Division, we spotlighted our refurbishment of an ageing industrial unit at Earl Haig Road. We converted the site into a high-efficiency warehouse facility complete with bright, modern office spaces and updated amenities – demonstrating how legacy commercial assets can be completely revitalised for modern operational demands.
Bespoke Residential: Moss Toll Cottage
We also revisited a deeply meaningful project completed by Ardura, our luxury residential division. The full renovation of Moss Toll Cottage was tailored specifically for a family with a child who has additional support needs. Overseen by Site Manager Derek Gibb, this project remains a benchmark for our core values: building better lives, not just better homes.

Thought Leadership: Capacity vs. Capability
Writing for The Scotsman, our Managing Director Douglas Aitken highlighted a vital shift needed across Scottish construction:
“Capacity gets projects started, but it is capability that gets them finished.”
While rapidly scaling headcount or relying on a complex web of sub-contractors might solve short-term capacity gaps, long-term project success depends on technical depth, robust quality control, and in-house execution.
By self-delivering through our own plumbers, joiners, electricians, and decorators, we eliminate sub-contractor risk, protect timelines, and uphold strict health and safety standards guided by HSEQ Manager Jonny Renfrew.

Celebrating Our Team
Our business is only as strong as our people, and July gave us plenty of reasons to celebrate growth and dedication across all levels of the company!
🏆 Employees of the Q2 Quarter:
Our administrator Gail Frankland was recognised for her vital work keeping behind-the-scenes operations running smoothly alongside HR and senior management.
Our apprentice Brady Craig was recognised for his resilience and determination, having recently passed his trade test and winning the Overcoming Difficulties award at the Glasgow Trade Awards!
🎉 Employee Milestone
We celebrated half a decade with William “Jasper” Craig, whose pride, dependability, and positive attitude represent the very best of Lochlie.
📚 World Youth Skills Day
To combat the industry-wide skills shortage, Lochlie dedicated over 1,200 hours to training last year alone. Through structured mentorship and site experience, we are proud to continue to grow the next generation of tradespeople from within.
